Bedfordshire Barn conversion

The proposal is to convert a barn in to 5 boutique hotel apartments.

In accordance with Class M of the Statutory Instrument, the project takes advantage of current temporary relaxation of the Permitted Development planning regulations: Amended Permitted Development legislation 2013 No.1101.


The permitted development proposal is described as ‘A change of use of a building and any land within its curtilage from use as an agricultural building to a flexible use falling within either Class C1 (hotels) or ClassD2 (assembly and leisure) of the Schedule to the Use Classes Order’.

 

The proposal is a ‘building within a building’. The intention is to have minimal intervention with respect to the original timber façade apart from refurbishing, replacing and preserving the existing timber. Installation of automated shutter openings with hidden frames will leave the façade as existing when closed. Internally façades & public spaces will be timber clad with a contrasting colour.    
As well as ground source heat pumps to power the development, solar heat or solar electricity collecting panel devices will be considered subject to planning requirements.
